Our role in the transaction
Whom we represent
We represent the owners of the three assets under a mandate to coordinate the sale. Our interest is the seller's; we recommend that every buyer works with their own advisers.
What we are not
We are not an estate agency, we do not list on portals and we charge the buyer no fee.
Intermediaries
We work with intermediaries only when they represent an identified buyer, under an agreement signed before the asset is disclosed.

Dan-Ionuț Ciobanu leads the direct sale of the Dianys Assets portfolio on behalf of its owners. He brings to every transaction the rigour of an entrepreneur with more than two decades in business: since 2004 he has built business solutions for companies, leads DIANYS HOLDING SRL and founded Zarina CRM, a platform used by companies in Romania and the United Arab Emirates.
For investors he is a single, accountable counterpart: he provides the verified documents, arranges site visits, coordinates owners and advisers and follows each transaction through to signing, with complete discretion.

Methodology
How we check the data

Primary documents
Areas, ownership, encumbrances and buildings come from land-book extracts, site plans, urbanism, completion and classification certificates.
- 02
Zoning checked at source
Zoning is checked in the approved documentation and on the city halls' public portals (for example, the Cluj-Napoca GIS portal), then confirmed by an urbanism certificate.

Measured distances
Distances and drive times are measured once on Google Maps, on the fastest route, and used identically in every material.
- 04
Market data with sources
Market benchmarks are cited with publication and date. Our own calculations are labelled as such and start only from published figures.
- 05
What we do not claim
We present nothing as fact unless documents confirm it: no unapproved building rights, no unattested revenue, no unregistered areas.
- 06
Updates and corrections
Asset sheets are updated when a new document arrives; the last update date appears on each asset. Errors reported through the contact form are corrected on the same business day.
